Sound familiar?

You want to protect
the house, but it’s not
clear what needs to be done.

You are willing to do the work, so the gap is not the will, it is knowing what the work is.

You don’t know where to start, what comes out, and what can stand in its place.

The report is a photographed, prioritized list for this address.

You don’t want a contractor walk that turns into a bid.

This is an inspection visit, so construction work is not sold from the report, and nobody is paid to send you to a contractor.

Your insurer is asking for proof, or you want to know what to fix before renewal.

You leave with a photographed list of what to address and what can stay.

This is for the owner who is ready to act once you have a clear plan.

What’s included
  • Local climate at the time of assessment (wind, relative humidity, temperature)
  • Surrounding environment within about a mile: topography, fuel types, infrastructure
  • On-property conditions, including fire-department access
  • Neighboring structures and separation distances
  • The structure across all three home ignition zones
  • A photograph behind every recommendation
  • Mitigation recommendations detailed enough to act on
  • Dated, point-in-time written report for this address
  • A dated record to bring to your insurance renewal.
I inspect. You decide.

I do not sell the repair, and nobody is paid to send you to a crew. You keep every construction decision.

Where to start is in the report

You get a sequence for this property: what to address, what can stay, and the first moves.

What is on this lot

City, county, and statewide Zone 0 rules differ. The report shows what is here, so you know what to ask the fire authority.

Visual and non-invasive

No opening walls, no destructive testing, and no climbing where it is not safe.

Defensible Space Documentation for Real Estate Transactions

You leave with a dated transaction file: photographed conditions from this season, a prioritized list, and a record the listing team can put in escrow while there is still time to ask the local fire authority what it accepts.

Listing and escrow

The listing is moving,
and the file is not.

You are not looking for a sales visit the week of closing. You need a dated file the team can use while there is still time to ask the right questions.

The listing is moving, and nobody has a dated defensible-space record.

You get a dated photographed file you can hand the agent, the buyer, or escrow while there is still time to ask questions.

The inspection queue is long, and you do not want to discover the gap in week three of escrow.

Start at listing if you can, so the file exists before the buyer’s clock starts.

The other side asked what has been done, and there is no photographed answer from this season.

Vegetation, storage, and weather change, so last season’s walk is not a record of today.

Inspection checklist

What’s included
on the walk.

I inspect against Zone 0 requirements, the WUI building code, and recognized best practice. The report tells you which is which.

I visually review observable conditions in these groups, photograph them, and give you prioritized observations.

On the same walk I also review visible propane and utility conditions, hose reach, extinguishers, and whether the address is legible from the street. Those sit in fire code and preparedness, not in the Zone 0 draft.

How it works

What happens
if you book.

You sign first so the scope is in writing for both of us, then I visit, then you get a dated report, and what you do next is yours.

01

You request

You send the property address, the city, and what you need the report for: your own record, listing, buyer investigation, insurer, or a local program.

02

You sign first

A California-specific pre-inspection agreement is signed before we start, so the scope is in writing for both of us.

03

I inspect the property

I walk what can be seen within the written scope, visual and non-invasive, on the date scheduled, and I photograph it.

04

You get the report

I send a dated record of observable conditions. Whether you hire anyone, and who, is yours.

The report records what was observable on the inspection date, because vegetation grows back, storage moves, and a property that looked clear in April can fail in September.

The difference

Not all inspections
are the same.

Deliverable comparison between a typical checklist walk and this inspection
Deliverable Typical checklist walk This inspection
Who walks it A DIY app, or an on-site walk that produces a compliance checklist An independent inspector is on site, and you keep every construction decision.
What gets reviewed Zone 0 perimeter: roof, gutters, vents, deck, fencing, and attached structures The components above, plus climate that day, surroundings within about a mile, fire-department access, neighboring structures, and all three ignition zones
Photographs Photographs are an extra-cost add-on on some walks, or a snap-and-rate on an app. A photograph is included behind every recommendation.
What you leave with A color rating or a compliance checklist You leave with a dated photographed action plan, detailed enough to act on.
NFPA training Not listed Completed NFPA's Reducing Wildfire Risk to Property professional training (certificate 2144213440, September 2026)
NFPA certification Not listed Currently enrolled in NFPA's Certified Wildfire Mitigation Specialist program, with certification pending.
Independence The file is often meant to share with contractors. There are no contractor sales, no bid from the visit, and nobody is paid to send you to a crew.

A typical walk produces a checklist, and this visit produces a photographed action plan for the whole property.

About

I bring
the list.

The gap is not the will. It is knowing what the work is, and having a person who will write it down.

Christopher Gallego

When you are ready to protect the house and you still need a photographed action plan, someone has to show up with a scope, a camera, and a report. That is the gap: you are willing, and you do not know what the work is.

I inspect observable wildfire-mitigation and defensible-space conditions, and you keep every construction decision. You leave with a photographed action plan for this address, detailed enough to act on.

  • Completed NFPA's Reducing Wildfire Risk to Property professional training (certificate 2144213440, September 2026).
  • Currently enrolled in NFPA's Certified Wildfire Mitigation Specialist certification program; certification pending.
  • Completed NWCG S-190 Introduction to Wildland Fire Behavior (September 2026).
  • Insured. General liability and professional liability (errors and omissions) coverage through Next Insurance. Certificate available on request.
